Diagnosis, upgrade, signed report
Five frameworks we handle daily on public-venue, condominium and tertiary-sector jobs across Luxembourg.
Fire resistance of 30, 60 or 90 minutes per NF EN 1634-1. Flame tightness and thermal insulation, manufacturer nameplate mandatory, certified hinges and door closer.
Anti-crushing safety, bilateral photocells, obstacle detection with re-opening, closing speed matched to pedestrian flow. Annual test documented by a qualified technician.
Electrically controlled locking systems for evacuation routes in public venues. Unlocking under power, fail-safe behaviour, panic-bar compatibility.
Burglary resistance of 10 min (BP2) or 15 min (BP3) per CNPP. Insurance requirement on most residential and commercial policies in Luxembourg.
Mandatory checks imposed by the Labour and Mines Inspectorate on closures in public venues and offices: fire doors, automatic doors, rolling shutters.
Fire doorsEI30 fire-rated landing doors, stairwell emergency exits, shared residential gates subject to public-venue inspections. Full dossier ready for the general assembly.
EN 16005 automatic entrance doors, public-venue rolling shutter with fire-brigade release, EN 13637 emergency exits. Compliance required at every licence renewal.
Fire doors on technical landings, server rooms and archive spaces, annual ITM compliance. Documented follow-up for the safety officer or property manager.
A2P BP2/BP3 cylinders installed after break-ins, descriptive report for claims with Foyer, LALUX, AXA, La Bâloise. Dated and signed photographic evidence for the loss adjuster.
Physical inspection with a check-list specific to the applicable standard. Measurements, photos, recording of manufacturer references and visible CE markings.
Non-compliance list ranked by severity: blocking, major, minor. Targeted action plan with regulatory priorities clearly identified.
Targeted repairs: Dorma door closer, A2P cylinder, EN 16005 photocells, intumescent seals, certified hinges, compliant panic bar.
Dated document, before/after photos, references of fitted parts, Fermé-Lux signature. Format accepted by inspection bodies, ITM and insurance carriers.
Excerpt from the check-list our technicians apply on the two most common door types.
EI30 · Dorma · joint intumescent
Three hard limits our clients learn on the first call. Better to know them before signing than after a claim.
If the installation is non-compliant and you refuse the corrective works, we document the non-compliance in a formal statement. We never issue courtesy certificates.
A high-end cylinder is worthless if the door can be levered open at a fragile frame. We always inspect the door before confirming the cylinder order.
No nameplate = no traceability = no EI certification possible. In that case, we recommend full replacement with a certified factory door-set.
Landing doors in apartment buildings, technical-room doors (boiler room, main switchboard, archives), stairwell isolation doors and doors between fire compartments in public venues. The EI30 or EI60 level depends on the building type, height and zoning defined by the inspection body at the building-permit stage.
BP2 resists 10 minutes of break-in tooling, BP3 resists 15 minutes. Most Luxembourg home-insurance policies require at least a BP2 cylinder on the entrance door. For shops, offices or isolated villas, BP3 is recommended and often imposed by the insurer above a certain insured capital.
ITM checks establishments subject to a commodo-incommodo authorisation. The inspection body (SOCOTEC, Vinçotte, Luxcontrol) leads the handover. The insurer requests the report in the event of a claim or at contract renewal. The municipality may request it at completion of works. Our format is accepted by all four.
Full audit of a mid-sized building: one to two days on site. Written report: five to ten working days. Corrective works: two to six weeks depending on the number of doors concerned and the availability of certified parts (Dorma closers, fire-rated hinges, A2P cylinders ordered on a key plan).
Yes, if the door-set itself is EI certified and its nameplate is legible. The door closer is a replaceable component as long as it is compatible with the original reference. On the other hand, if the door has never been certified or if the nameplate is missing, replacing the closer alone does not make the door compliant.
The initial report certifies compliance on the date of intervention. For EN 16005 automatic doors, an annual test is mandatory. For fire doors, ITM recommends a six-monthly check of door closers and a full yearly inspection. A formal report renewal is usually requested every year or after any claim.

We cover Luxembourg City, Kirchberg, Esch-sur-Alzette, Differdange, Mersch and Ettelbruck. Our report format is recognised by SOCOTEC, Vinçotte, Luxcontrol and the main insurers of the Grand Duchy.
